Section 168(k) – Bonus Depreciation:

The new tax bill passed in early July restored 100% Bonus Depreciation under Section 168(k). Because BoxHouse units are movable structures—delivered on wheels and designed for transport—they qualify as personal property under the IRS code. This classification makes them fully eligible for 100% bonus depreciation, allowing investors to deduct the entire cost of the unit in the year it’s placed in service.

Section 179

In 2025, Section 179 allows businesses to write off 100% of the cost of qualifying assets in the year they are placed into service up to $1,250,000. While real estate does not qualify, IRS rulings have determined that movable structures, such as portable homes delivered on wheels and used to produce income, are considered personal property and not real estate. This classification makes BoxHouses eligible for Section 179 deductions.
